Feature Functionality
Compliance Good Faith Estimate (GFE 2010)
Hyperlinks are visible in the GFE 2010 screen. When the user clicks a hyperlink, a window appears that explains which fields are figured into the calculation. The hyperlinks are shown for the following calculated fields:

  • Origination Charge
  • Adjusted Origination Charges
  • Title Services and Lender's Title Insurance
  • Transfer Taxes
  • Initial Deposit in Escrow Account
Implemented a field on the Good Faith Estimate called "Total from GFE 2010." This field sums the fields from the new GFE 2010 screen which do not have corresponding fields in the old GFE, so the user can include those closing costs in the Total Estimated Settlement Charges and Details of Transaction.
Added a new GFE Service Provider List that is required by January 1, 2010 with the new GFE. This form replaces the old GFE Provider Relationship form.
TIL and Section 35
In compliance with new TILA guidelines and Section 35 Higher Priced Mortgage Loans, new fields were added to the Truth-in-Lending screen for visibility, tracking, and reporting. The new fields are as follows:

  • Disclosed Date
  • Disclosed APR
  • Method of Delivery
  • Average Prime Offer Rate
  • APOR Date
Transmittal Summary (1008)
Updated the Transmittal Summary, which is mandatory for all loans opened on or after January 1, 2010. The updated form includes V Refi Plus, T PUD, and T Co-op on the regular and combined Transmittal Summary (1008).
Loan Application (1003)
Updated the Loan Application, which is mandatory for all loans opened on or after July 1, 2010. The update form includes Originator NMLS and Company NMLS on page 4 of the Loan Application (1003).
Product & Pricing Web-based Product & Pricing interfaces will auto-populate rate sheet data for Buy and Sell side pricing in the Registration & Rate Lock and Secondary Marketing screens.
If a loan goes to manual pricing, the user can clear the pricing engine results by clicking the Clear Pricing Engine Results button in the Registration & Rate Lock or Secondary Marketing screens. After requesting the lock, the pricing fields are read-only in Registration & Rate Lock, and only a user in the Secondary Marketing screen can clear pricing results.

Banking Screens

Underwriting and Conditions
  • The AUS run date, recommendation, and case file number are auto-populated to the Underwriting screen when using one of the built-in AUS interfaces in Point.
  • When choosing the Underwriting Decision, the decision date is automatically populated in the loan status on the Track > Status screen.
  • Conditions can be sorted in any order by clicking on the respective column in the Conditions screen.
Warehouse & Purchase Advice
  • Setup your own default list of Warehouse Lenders from the Utilities menu.
  • Auto-populate the Warehouse Lender’s information when selecting the Warehouse Lender.
  • Document the Investor Purchase Advice for determining the wire amount.
  • Perform final reconciliation of interest received and earned.
Closing
  • The final fees and impounds in the Fees & Impounds is available to vendors that have a Closing Documents interface in Point.
  • Initial Fees (GFE) and Final Fees in the Calyx MISMO dataset generate accurate initial disclosures and closing docs.
  • Export up to four Lien Payoffs in the closing docs interface.
Fees & Impounds
  • Setup your own default list of Fee Types and Impound Types from the Utilities menu.
  • Auto-populate Fee Types and Impound Types using a pick-list.
  • The data for the Final Fees and Impounds is available to vendors that have a Closing Documents interface in Point.
  • Calculate the final wire amount for Escrow.
  • Create a Funding Figures Worksheet.
Shipping
  • Setup your own default list of Investors from the Utilities menu.
  • Auto-populate the Shipping & Servicing Information when selecting the Investor from Secondary Marketing, Underwriting, and Shipping.
  • Track dates and Investor addresses for File Delivery, Note Delivery, Servicing, and Loss Payee.
Trailing Documents
  • Setup your own default list of Trailing Documents from the Utilities menu.
  • Automatically populate relevant Trailing Documents to the loan file and track all Trailing Documents.
  • Generate a Trailing Documents report that lists outstanding and sent documents.
Audit Trail PointCentral provides the option to enable automatic logging of every field change, which user was in the file at the time, and electronic document storage actions. The Audit Trail logging occurs for all PointCentral and local data folders whenever Point is connected to PointCentral. Only users with the security privileges are able to view the audit trail from the Utilities menu.
PointCentral™ Rules When the user types "Pending Request" in the condition field, the rule administrator can block the ability to order Credit, Flood, Initial Disclosures, Closing Documents, and AUS based on file status or individual loan fields. Furthermore, the rule can be set up to require more fields before performing any of these actions.
A new dropdown has been added that contains "Prospect-Borrower" and "Borrower." This option allows the rule to run in both prospect and borrower files, or only borrower files.
Electronic Document Storage When the user adds or edits a file to document storage, they can choose to extract specific pages to create separate documents from those pages.
Rotate thumbnails left or right.
Zoom in and out for easier thumbnail viewing.
Co-Borrower Synchronization Loan-specific information across all borrower and co-borrower files is automatically synchronized when the loan data is edited in either borrower or co-borrower files. Because the loan data is automatically updated, the option of "Import From Associated Borrower File" was removed from the File menu.

GENERAL ENHANCEMENTS, CHANGES, AND FIXES

Feature Functionality
Compliance The calculation for total YSP calculates based off the Total Loan Amount rather than Base Loan Amount.
The Aggregate Escrow Adjustment calculation uses the appropriate Number of Months Collected for section 1000
Loan Application The page numbers at the bottom of the Loan Application are automatically paginated, rather than printing "of 5" in the footer for all pages.
When printing the Loan Application – All from the menu or from print groups, the Continuation Sheet Page 5 is printed only if information is entered in that screen. If information is not entered in the Continuation Sheet, the pages will print "of 4".
Installation The Netsetup installer is packaged in a new MSI installer called Netsetup.msi. The new MSI resolves the file copy problems during Netsetup installation on 64-bit operating systems.
PointCentral Rules Any checkbox fields set with Disable Fields rule type in the PointCentral rules engine are correctly disabled in the Point client. This issue occurred, but was not limited to, the checkboxes for Government Monitoring fields and PFC fields. The disabled field rule type applies correctly to every checkbox field.
MERS MIN The MERS MIN number is retained correctly regardless of whether the box is checked or unchecked.
Calyx Network Services The new Good Faith Estimate (GFE 2010) is available for export and import by vendors in the Calyx Network.
The Credit Card Security Code field is a required field when the user pays by credit card when ordering a credit report.
Pricing & Rate Adjustments The default pricing and rate adjustment description fields are automatically loaded in the dropdown lists when the Registration & Rate Lock and Secondary Marketing screens are first accessed.
A field has been added for Pricing Based on Loan Amount w/MIP, FF on the Registration & Rate Lock and Secondary Marketing screens. When checked, it will calculate the Net Buy Price, Net Sell Price, and Gain/Loss on Sale based off the Total Loan Amount, rather than the Base Loan Amount.
Loan Status The loan status logic has been updated for loan status events occurring on the same day.

1) For Approved and Clear To Close, the status of Clear To Close appears in the loan search results and on reports.
2) For Closed and Funded, the status of Closed appears in the loan search results and on reports.

Fannie Mae DO/DU The Fannie Mae Median Income table has been updated per the latest 2009-2010 revisions for Community Lending loan products
The Government screen is included in co-borrower files.
Implemented borrower and co-borrower dropdowns for First Time Homebuyer Counsel Type in the Government screen.
Added HOPE for Homeowners and Prior FHA to the Refinance Type dropdown list.
Removed 203(b)/251 and added 257 to the Section of Act dropdown list.
Added a Product Description field in the Addendum screen
Point Administrator The Point Administrator settings for Windows Vista computers are saved to the correct Winpoint.ini location without any loss of information.
General Issues A Loan Program Template file with a period in the filename is saved correctly.
The default position of the cursor in the Conversation log is contained within the conversation item itself, thus allowing for a new entry immediately with no additional clicks.
