Enforcing Workflow with Rules and Templates

Compliance has never been easy, but HUD and other regulatory agencies have made it harder by introducing changes to the Truth-In-Lending Act and the Real Estate Settlement Procedures Act. If you aren't using rules and templates within your software, now is the time to start. PointCentral™ offers you the flexibility to determine the processes your business needs to implement compliance and enforce them company-wide.

Templates make data entry consistent and accurate when completing the GFE and other regulated forms. A template is a loan file that has been pre-populated with data. You can create a number of different templates for different kinds of loans, for GFE fees, etc. If an originator chooses not to use a company-established template, a hard-stop that you define will prevent further processing until all required fields are completed. Using the template will pre-populate the correct fields and allow the originator to continue with the rest of the application.

Complying with MDIA and TILA requirements requires more workflow control. For this, PointCentral allows you to customize rules that trigger based on the conditions that occur in the loan file. For instance, once the GFE and TIL are disclosed, you can trigger a pop-up window that requests that the originator complete additional fields, such as the date of disclosure, APR, and method of delivery. Additionally, since RESPA has zero-tolerance for changing certain fees on the GFE, you can create a rule that disables those particular fields so that they cannot be altered after initial disclosures have been made.

Old Republic Credit Services Adds IRS Tax Verification and SSA Verification Integration to Calyx

Pre-populated data from your borrower file makes ordering your verifications easy and quick. Within Point you will be able to:

  • Order IRS 4506-T and/or SSA verification
  • Check the status of your order
  • Attach required IRS documentation, eliminating the need to fax
  • Print fax coversheet, if faxing is preferred
  • Store completed verifications within your Point borrower file

Compliance Made Easy

Now that the grace period has ended and HUD prepares to enforce the new Good Faith Estimate rule, loan originators utilizing Calyx Point® 7.2 can turn to its integrated SmartGFE® Service to produce accurate 2010 GFE estimates for borrowers across the country.

The SmartGFE Service from ClosingCorp provides real-time fees from local, regional and national vendors in nine categories including title insurance, settlement services, closing attorneys, home inspections, pest inspections, appraisers, among others. Now you can access fees directly from service providers that are backed by the SmartGFE compliance guarantee along with transfer taxes and recording fees for jurisdictions across the nation. Data from this single source is fully integrated in Point.

This means that unique transaction information flows from Point to the SmartGFE so that you can obtain the most accurate fees associated with your particular loan file. You can also shop and compare services. Once you select your providers, their fees will export directly back to your loan file. No need to re-key any data. This will save you valuable time so you can originate more loans. Plus, you can feel confident that you are using a service that comes with a compliance guarantee.

To access SmartGFE data, simply open a saved loan file in Point 7.2 and click the "Interfaces" link at the top of the screen. Select "Compliance" in the dropdown menu, then select "SmartGFE" and click "Okay." Next, click "Launch SmartGFE" and you will be ready to select the data you need to auto-populate your loan files. If you do not have a SmartGFE account, select the "Get Started" button to fill out the simple forms. Otherwise, simply log in to begin.

    Support Tips

    Getting the Originator's Email Address on the GFE

    RESPA requires that the Originator's email address be located on Page 1 of the Good Faith Estimate. Previously in Point® you could add this address only by going to each file and entering it on the Track > Agent List screen. Point 7.2 Service Pack 2 simplifies this process: Originator email addresses need to be entered only once to be displayed in every loan file. Just go to Utilities > Dropdown Lists > Originators and add your Originators' information. Once you have built your dropdown list, it is easy to select the correct name from the dropdown in the Borrower Information screen.
