Helping to Prepare You for TRID

Are you trying to better understand the new TILA-RESPA Integrated Disclosure (TRID) rule as well as the changes to the Loan Estimate (LE) and Closing Disclosure (CD) forms? To shed some light on TRID and other questions related to the new disclosures, Calyx designed this section to help you become more familiar with the CFPB expectations. If your Point TRID questions are not answered here, feel free to email us.

The Rule is Massive

  • 1,888 pages
  • 400 + changes
  • 1,122 business rules
  • 362 data elements

An easy way to help you visualize the new disclosures is the following illustration

  • GFE & TIL = New Loan Estimate
  • TIL & HUD-1 = New Closing Disclosure

These forms are provided to borrowers prior to closing.

The ruling impacts processes from origination through closing

  • Timing: new rules define when the disclosures must be sent to the borrowers
  • Delivery: new regulations for documenting the delivery to the borrowers
  • Workflow: changes to the roles of loan originators, brokers, lenders, settlement agents
  • Policies & Procedures: checks and balances to monitor and supervise
