1816 Fannie Mae Income Calculator in Point

The Income Calculator feature allows users to store a Fannie Mae-issued Reference Number in Point and tie it to the correct income Source Type. This supports passing the Reference Number and Source Type through the Point export workflow to DU/DO.

Generate the Reference Number on the (Fannie Mae website).

  • Navigate to the Fannie Mae Income Calculator website.
  • Run the calculator for the applicable income type (for example, self-employed or rental income).
  • Record the Reference Number returned for that calculation.

     

Add an Income Calculator entry in (Point)

  1. Navigate to Services → Fannie Mae → Addendum.

        

    2.    Scroll to the Automated Service Providers section and select Add.

   

  3.    Set both Verification Type and Service Provider to Income Calculator (both must be Income             Calculator).
  4.    Enter the Reference Number from the Fannie Mae site.
  5.    Select the matching Source Type, then save.

 

Understand How Source Type Options Populate

Source Type options are pulled from the loan file, so the Reference Number can be tied to the correct income source.

  • Rental income: When a REO property includes rental income, the property address can appear as a selectable Source Type.

     

  • Self-employed income: When Business Owner / Self-Employed is checked on an employment record, the employer company name can appear as a selectable Source Type.

   

Multiple Reference Numbers

Reference Numbers are issued per income source, not as a single combined reference for all income.

  • Create a separate Income Calculator entry for each Reference Number.
  • Reference Numbers are issued per employer or per rental property.
  • If multiple rental properties exist, each property uses its own Reference Number and its own entry.

Important Notes

  • The Income Calculator entry in Point stores Reference Number and Source Type only; results are generated on the Fannie Mae website.
  • Income Calculator entries support passing Reference Number + Source Type through the Point export workflow to DU/DO.
