      2302 Populating Escrow on the Loan Estimate and Closing Disclosure

      Estimated Taxes, Insurance and Assessments are disclosed in the Projected Payments section of page 1 on the Loan Estimate. Estimated Taxes, Insurance, and Assessments also are shown on page 1 and page 4 of the Closing Disclosure.

      These monthly values are entered on the Fees Worksheet or Closing Costs Worksheet to populate the screens and forms correctly.

      Note: The monthly amount fields in Section G on the Fees Worksheet are tied to, and populate from, the Loan Application until the Freeze fees in the Loan Estimate with the disclosed Loan Amount check box is selected on the Fees Worksheet.


      To populate escrow in Point:

      Loan Estimate

      1. Open the Fees Worksheet and scroll down to section G. Initial Escrow Payment at Closing.
      2. Select who is to receive the funds from the Paid To dropdown list and enter the number of months and monthly amount to be collected, as applicable for each fee. You can also use the blank fields to add user-defined items.
      3. Indicate whether the item is to be included in the monthly escrow payment by selecting the Escrowed check box. All unselected fees are considered Non-Escrowed.

      The entries in section G. Initial Escrow Payment at Closing are populated in the Projected Payments section on page 1 of the Loan Estimate.

      Important: After you have disclosed the Loan Estimate, select the Freeze fees in the Loan Estimate with the disclosed Loan Amount check box on the Fees Worksheet to prevent changes from being made to the Loan Estimate if any fees are adjusted for the Closing Disclosure.


      Closing Disclosure

        1. Open the Closing Costs Worksheet.
        2. Click the Copy from Fees Worksheet button at the top of the page to populate the Closing Costs Worksheet with the fees from the Fees Worksheet.

      1. Scroll down to section G. Initial Escrow Payment at Closing to view the entries populated from the Fees Worksheet.
      2. Indicate whether the item is to be included in the monthly escrow payment by selecting the Escrowed checkbox. All unselected fees are considered Non-Escrowed.

      The escrowed amounts from section G. Initial Escrow Payment at Closing are populated in the Projected Payments section of the Closing Disclosure.
